The payment system run by CSC for the shared laundry machines is dysfunctional and antiquated and wastes your time. The machines should accept credit cards directly, but more than half of them do not read credit cards properly and give errors. The only way to be sure you can pay for laundry is to purchase a separate card from a machine downstairs, which only takes bills, no credit cards. It takes 3 minutes to keep inserting a bill until it finally accepts it. The company that runs the machines, CSC, allows you to purchase value for the cards online and you get a code which you can punch in at the machine. I did that, but, immediately after discovered that the add-value machine downstairs doesn't have a keypad to enter the code, even though the website said it was available for this apartment complex. Trying to get a refund for the money appears to be a lost cause when dealing with the customer support. Reporting to CSC that a lot of machines are giving errors when reading credit cards results in a "completed" service request with nothing at all done.
Great pool
I would have given three stars, but they removed my previous review for being negative. It basically said this: staff is great and the building is nice, but there's a building-wide cockroach infestation and many laundry machines are out of service, which is problematic when there's only three washers per floor.
I am writing to express my deep gratitude towards Toi who has been an exceptional front desk officer since I moved into the apartment building in Washington DC. I have had the pleasure of interacting with her on multiple occasions, and she has always been courteous and professional in demeanor, with an unrelenting commitment towards customer satisfaction.

It all about the good vibe at AVA Van Ness that makes it the place to bright you day after a long day at work but the front Desk Manager Rodney will do whatever you needed to make sure you leave happy to the 9 to 5 grind. Coffee, morning new and a good joke.

I've been a tenant of the building for over 7 years now. I have lived in the building since it was the Consulate before Avalon Bay bought the property.
All buildings have problems. The problems with this building started when corporate started to pay attention to it and a lack of a community feel set in, high turnover for front office staff, etc., , which, if you go through the reviews, you can generally see when this property's good ratings started to slide
It also used to be a more closely knit community, which I've expressed multiple times to staff and I believe they are working to create more social opportunities to for tentants to get to know one another (thanks, Hailey if you can pull this one off!).
There have been other problems beyond their control, which are more one-off rather than systemic. I
Don’t live here, save your money. They don’t care about resident safety, allow illegal activity and businesses to be run out of the apartments, and the list goes on. I’ve lived in this building a total of 3 years, and I’m a current resident. Let me first say this, there are a few good things about living here-the front desk staff and maintenance staff are amazing! They are pleasant helpful and go above and beyond. Past that there is nothing good to say about the building. Safety is a major concern leasing and the parent company Avalon bay refuse to take any action on. Countless times staff has been warned about building security and safety, warned about lights and building darkness, only fixed after the abduction that took place on the property. All balcony doors on the first floor are left open by residents/college students as well as main building doors constantly propped open. Multiple drug operations rent apartments and operate out of the building. The amenities are poorly maintained including printers broken or down over a year, and “help us go green” water dispensers that don’t work. , and the pool being closed most of the season. Leasing staff is not available by phone and rarely returns calls or answers emails. Building management and Avalon bay send threatening emails about lease violations not enforcing 98% of them only to enforce ones in which residents lose there personal belongings. Let alone not doing scheduled pest inspections, charging new mysterious fees for cable even though you pay for your own, that rats, the puke filled elevators that rarely work, the dorm parties, the hallways smelling like drugs-not just weed-drugs constantly, the active shooter, the abduction, the constant police presence, and the extremely high rent increases at leases end. Wish I didn’t have another year to make it through here.
After living here two years, including through the school shooting & abduction, I could write for an hour. The lack of response after these two incidents was jarring, not to mention the other issues mentioned by others. Rodney was the glue that held AVA together and worth the two stars in his own rite.
